		<description>Hi tCA, Roy is handling the defense of our investment condo foreclosure in Ft. Myers now values at less that 1/3 the amount of our loan, while we try to do a short sale. He can handle it, trust me. To get a short sale you&#039;ll need time because the banks do not want them. Apparently they found a way to get kickbacks on appraisal fees, and other stuff involved in the short sales that they don&#039;t want us to know, and make a killing that way, and the bank will try and screw you quickly into foreclosure and take months on end to go through with a short sale (scum bags!). Roy stops them on their tracks</description>

I&#039;m trying to get clarification and directed to where in the closing documents it says non-recourse.  If/when we need some paid for legal advice, are you able to quarterback that for us? In response to your question about recourse and non-recourse mortgages in Florida, it all depends on if you signed the note personally. If YOU DID... it&#039;s recourse. Unless for some very unusual circumstances. Your best option is to show it to a lawyer to know for sure.</description>

		<description>Hi, thank you for this, it&#039;s pretty informative. I am actually in Central Florida. I have questions because the more I read up on things the more I feel like we are prime candidates for a deficiency judgement. We are pretty much walking away after applying for every modification product out there. We are an exception in these times because we can actually afford our home. The circumstances to me are special -probably like everyone thinks of their own. Bottom line is that we have some money put away in banks. In great is our baby money, for our second baby will be comming in June and I will not return to work due to daycare vs. my income costs. Our rental property has just foreclosed, and goes up for auction on March 2nd. We know now it will just be a matter of time before our home is too. I am growing increasingly scared and concerned about deficiency judgements. We keep debating that we need to pull our money out fast. I don&#039;t care if it&#039;s in a floor board at this point. As long as we have it when the baby comes. We have maintained and been able to pay every bill on time except the mortgage. Please help! I haven&#039;t found any knowledgable law firms here with expertise on this matter. I don&#039;t just want some real estate attorney who will &quot;try&quot; to navigate through this. I know and can imagine that each day that goes by banks are trying to figure out a way for people who are walking away in their eyes to pay and be punished.
